Foundation: extra thick foundation walls, rubberized water-proofing membrane, hydrostatic pressure relief space, 4 inches foam insulation, 2 levels of French drains one at base of footing, second is installed a foot below surface for water remediation

Lower story: 2x6 stick-built with Rockwool cavity insulation, vapor barrier, 3 inches of exterior foil faced foam to prevent thermal bridging, rain screen, locally sourced, sustainably harvested ¾ inch rough-sawn pine siding pre-painted before installation. R-value 47+. 

Upper story: Maine pine, locally sourced post and beam construction by Shelter Institute (www.shelterinstitute.com), 6 inch structural insulated panels (SIPs), Henry Blue Skin vapor barrier, rain screen, locally sourced, sustainably harvested ¾ inch rough-sawn pine siding pre-painted before installation. Roof built with 12 inch SIPs.

Whole house Energy Recovery Ventillator (ERV) system, whole house water treatment and filtration system, radon remediation system, high efficiency hydronic radiant heat, high efficiency, on-demand propane water heater, 2 mini-splits for back up heating and AC. 

All Thermador appliances installed in 2021

All LED lighting, Herman Miller ‘Nelson Ball Bubble’ Pendant in dining area
